Avanti Residential (“Avanti”, “we”, “us”, or “our”) operates www.AvantiResidential.com (the “Site” or “Website”). This Privacy Policy informs you of our policies regarding the collection, use and disclosure of Personal Information (defined below) we receive from: (1) users of the Site, (2) users of each of our community websites, (3) information we receive from you via email, text, or other electronic messages (collectively, “Electronic Communications”), (4) our third party service provider, RENTCafe, that maintains and operates our community websites (please refer to the RENTCafe privacy policy available through our community websites regarding RENTCafe’s policy on collecting, storing, handling, disclosing, and using Personal Information collected through our community websites), (5) Bluemoon Software that provides electronic lease forms to our communities, (6) Google Analytics that provides us with user search behavior, and (7) ePremium, that provides renter’s insurance policies.
This policy does not apply to information you provide to us offline or through any other website that is not one of our community websites.
By accessing or using the Site or providing us with your Personal Information via Electronic Communications, you agree we may collect and use your Personal Information in accordance with this policy. If you do not agree with our policy, you may choose not to use our Site.
We collect the following information if you use our Site:
(1) Information your computer browser sends when you visit our Site, which may include your computer’s Internet Protocol (“IP”) address, browser type, browser version, the pages of our Site that you visit, the time and date of your visit, the time spent on those pages, and other statistics;
(2) Information we ask you to provide to us, including, but not limited to your name, phone number, mailing address, email address, birthdate, social security number, and employment information (“Personal Information”);
(3) Information you request about Avanti or any of our communities, or schedule a tour of one of our communities;
(4) Send us an email message through the Site or fill out our Contact Us form;
(5) Create or log‐in to your user account;
(6) Fill out forms on our Site;
(7) Submit a review of one of our communities;
(8) Personal Information you provide to RENTCafe through one of our community websites when you fill out or submit a rental application; and
(9) Information we receive from Google® Analytics.

We are not responsible for the collection or storage of Personal Information, credit card information, or other financial information you provide to our third-party providers such as RENTCafe or Bluemoon Software. These providers may provide us with your Personal Information, which we may use as described herein.
We may use your Personal Information or other information provided by you to contact you as follows:
(1) responding to emails from you;
(2) providing you with information about Avanti and its communities;
(3) conducting a transaction you requested;
(4) to confirm your identity if you request a log‐in to our Site or a community website;
(5) to send you alerts or updates;
(6) to communicate with you regarding any agreements between you and us;
(7) to respond to your request to schedule a tour of one of our communities;
(8) to send you marketing or promotional information when you submit a review of one of our communities on our Site;
(9) to update you when you submit a rental application through one of our community websites;
(10) to send you promotional information for third party goods or services made available to certain residents of certain communities; or
(11) for any lawful purpose.

Third‐Party Providers: Avanti may hire third‐party companies or third‐party ad servers/networks to perform services for us with respect to this Site. These companies may be provided with or have access to your Personal Information or other information for the sole purpose of providing these services to us or on our behalf as indicated in the third‐parties’ own privacy policies. These third‐party ad servers/networks may also collect and use non‐Personal Information about your visits to this Site in order to send you advertisements that may be of interest to you.
If this Site or a community website contains links to other websites operated by our business partners, affiliates, advertisers, or others, we are not responsible for their policies or activities concerning their collection of data and their privacy policies. Please contact those parties directly if you have questions about their privacy policies.
If we collect non‐identifying information about users of our Site that we may lend, sell, share or otherwise disclose to others to conduct research or enhance and market our Site, we will not disclose any Personal Information with the non‐identifying information.
Cookies: Cookies are files with a small amount of data, which may include an anonymous, unique identifier. Cookies are sent to your browser from a website and stored on your computer’s hard drive. Like many sites, we use “cookies” to collect information. You can instruct your browser to refuse all cookies or to indicate when a cookie is being sent. However, if you do not accept cookies, you may not be able to use some portions of our Site.
Avanti uses Google® Analytics, which uses cookies Google places in your browser to collect data regarding search behavior, session duration, geographic region origination, and for search remarketing. Google® Analytics relies on cookies related to a user’s submission of a Contact Us form, creation of a log‐in account on one of our community websites, navigation to the page which displays available units and current rent prices, or completing a rental application on one of our community websites. We do not collect search behavior data from or remarket to users outside of the United States. You may opt out of the Google® Analytics features that we use by consistently clearing your browser cookies or by selecting the “Do Not Track” option in the “Advanced” section of your browser setting. Contact Us: Except as provided herein, we will not share your Personal Information or other information with third parties without your permission. If you would like to opt out of our sharing of Personal Information with non‐agent third parties, please email us at [email protected] and we will accommodate the request. We do not currently respond to “Do Not Track” requests sent from a user’s browser.
If you would like to change or update the Personal Information we have collected for you, or request that we delete it, or request that we change how we use it, please send an email to [email protected]. Please note that a deletion of your Personal Information may impact prior transactions performed on the Site, and we reserve the right to not change or delete your Personal Information if we believe doing so may violate any laws or cause your information to be inaccurate.

Users Under the Age of 13: Avanti will never knowingly request personally identifiable information from anyone under the age of 13 without requesting verifiable parental consent. We recommend that persons under the age of 18 refrain from submitting Personal Information on our Site. In the event we establish that a Site user is under the age of 13, we will not maintain or use the user’s Personal Information, which will be deleted.
Users Outside of the United States: This Site is not meant for use by users outside of the United States. If you access this Site from outside the United States, your use of this Site constitutes your consent to the transfer of your data outside of your country and to the United States, which may have less stringent privacy practices than your residential jurisdiction.
Changes To This Privacy Policy: This policy will remain in effect except with respect to any changes in its provisions in the future, which will be in effect immediately after being posted on this page.
We reserve the right to update or change our policy at any time and recommend you check this policy periodically. Your continued use of this Site after we post any modifications to the policy will constitute your acknowledgment and consent to the modifications.
Sharing of Your Information: We reserve the right to disclose your Personal Information or other information you provide to us if: (1) it’s required by law; (2) we deem it legally necessary in our sole discretion; (3) it’s necessary to protect our rights or rights of others; (4) it’s to protect Avanti, our communities, residents, property or employees; (5) it’s to a buyer or successor in interest of all or some of Avanti’s assets or a buyer or successor in interest of one of our communities.
Security: The security of your Personal Information is important to us; however, no method of transmission over the Internet, or electronic method is 100% secure. While we strive to use commercially acceptable methods to protect your Personal Information, we cannot guarantee its absolute security and you use this Site at your own risk.
